Renovating tips

First Impressions. There is an old saying. "You never have a second chance to make a first impression". This is so true with property. Ask yourself how often you drive down a street and judge houses by what you see as you drive past. How much more important would this be if you were looking to buy the house? Or If you are the seller, how much do you think the street appeal effects the buyers price expectation. Everyone wants to live in a great looking house.

Many of the things you can do to make a great first impression are cosmetic. Stand in the middle of the road (not when cars are coming) and look at your property. What can you see? (keep an eye out for cars)

  1. Is the Footpath clean and tidy? (there are no rules that say you can't waterblast the footpath)
  2. How does the Fence look? does it need a tidy up, painting or modifying?
  3. What about the Letterbox? Is it past it's used by date. does it match the rest of the property? Make your St. number easy to see.
  4. What is the Driveway like? Does it let the property down? Consider resurfacing it with Cretecova, Spraycova or Thincova
  5. Landscaping. Does it look inviting or is it overgrown? Easy care? Is the lawn neat and tidy?
  6. Front Patio, Steps and Paths. Could this do with resurfacing to give your home that extra appeal (and price jump)?
  7. Does the Roof look good? Clean and/or repaint the roof.

 

Up close and personal. When the prospective buyers gets to the house, what are they presented with?

  • How is the paint work on the house. Are the colours modern or left over from the 70's.
  • What is the front door like? A new door may make a huge difference. What about the door Knobs & locks etc?
  • What about the Entrance? Is it light and inviting? Is the floor in stunning condition?

  • Is there enough light getting in? Bigger windows or skylights can make your home feel bigger by letting in more light.
  • Kitchens make or break sales. Most women feel they are judged by their kitchen. Lots of space, Lots of powepoints, modern and well lit.
  • Bathrooms are the next most important area. Roomy, modern, clean, storage space, good mirror.
  • Living rooms - Dimming lights, lots of powerpoints, phone jack, lots of window space, nice curtains or window finishings, prewired speaker jacks. Flooring - consider hard flooring with rugs, much healthier and easier to change the look with different rugs to match furniture. Concrete is not as cold as you think. Reverse cycle airconditioner.
  • Master bedroom - over bed reading lights, wardrobe organiser, automatic wardrobe light, modern window treatments, powerpoints and phone jack.
  • Other bedrooms - Phone jacks and powerpoints, wardrobes, window treatments.
